BidBoard is a web + mobile app for condo and townhome boards/managers to run small-to-mid maintenance projects (roof patching, hallway paint, landscaping, elevator service) with less email, fewer favors, and clearer accountability. It standardizes scope templates, collects photos and measurements, and sends a clean bid package to pre-vetted vendors. Vendors submit bids in a structured format (line items, exclusions, schedule, warranty), so comparisons are apples-to-apples. The app tracks COI/insurance expirations, W-9s, and license docs, and blocks award if compliance is missing. A simple vote/approval workflow records decisions and creates an audit trail for owners. This is not a “full property management system”; it’s a focused procurement workflow that plugs into whatever tools the building already uses. AI is used to draft scopes from photos/notes and to flag suspicious bid gaps, but humans still decide.
