CompSnap is a web + mobile AI-assisted tool that turns messy MLS exports, public records, and listing URLs into a standardized comparable-sales (comps) packet an appraiser can actually use. It deduplicates listings, flags suspicious data (renovation claims, price swings, DOM resets), and auto-builds adjustment notes with citations back to source fields. The goal is not to “replace appraisers” (that will fail and trigger compliance pushback), but to cut the time spent cleaning data and writing repetitive narrative. Users upload comps, select a subject property profile, and get a structured PDF/Word addendum plus a shareable audit trail. It also includes a simple “reconsideration of value” evidence bundle for agents/homeowners to submit, without making legal promises. Realistically, the product lives or dies on data access and trust: it must be transparent, cite sources, and let humans override everything.
