ConciergeBid is a web + mobile app that creates invite-only “deal rooms” for luxury property transactions, replacing messy email threads and scattered PDFs. Each room centralizes verified buyer profiles, proof-of-funds, NDAs, offer terms, counteroffers, and a clean audit trail that brokers can export for compliance. The app supports timed private bidding rounds (not public auctions) with broker-controlled visibility, so sellers can test price discovery without burning the listing publicly. It also includes a closing checklist that tracks key milestones (inspection, appraisal, title, escrow) and pings parties when documents or signatures are missing. This is a combination traditional + AI app: AI extracts key terms from uploaded documents, flags missing items, and summarizes offer differences, but humans stay in control. It’s built for discretion, speed, and fewer deal-killing misunderstandings.
