CondoPulse

CondoPulse is a mobile + web app that helps condo and townhome buyers quickly assess building health and governance risk before making an offer. Users upload listing docs (status certificate/resale package, budget, reserve study summary, meeting minutes) or request them from the seller/agent, and the app extracts key signals: reserve funding trajectory, special assessment likelihood, insurance red flags, litigation mentions, delinquency rates, and recurring maintenance issues. It then produces a plain-English “risk brief” with a few hard numbers, a timeline of major events, and a checklist of questions to ask the board/manager. This is not magic: it won’t predict the future, and it can’t replace a lawyer. But it can save buyers hours of reading and reduce the chance of walking into a financially stressed association.
