DeedDossier

DeedDossier is a web app (with optional mobile companion) that helps condo and townhome buyers, agents, and lenders quickly assemble and understand the documents that routinely delay or kill deals: HOA/condo disclosures, budgets, reserve studies, insurance summaries, bylaws/rules, special assessments, and meeting minutes. It provides a structured checklist by state and lender type, a secure request portal for sellers/HOAs, and a “deal readiness” dashboard that flags missing items and common red flags (e.g., low reserves, high delinquency, pending litigation, rental caps). It’s not magic: many HOAs are slow and some data is messy. The value is reducing back-and-forth, centralizing everything in one place, and producing a clean packet that can be shared with all parties. AI is used to summarize and extract key fields, but humans still verify critical numbers.
