DepositGuard helps renters avoid losing security deposits by predicting deposit-dispute risk for a specific unit and landlord. It combines public records (small claims/eviction filings where available), property/ownership data, building-code violations, and crowdsourced renter outcomes to generate a simple risk score and a “what to document” checklist tailored to that property type. The app guides users through a move-in evidence pack: timestamped photos/video prompts, room-by-room checklist, meter readings, and a pre-filled condition report that can be emailed to the landlord immediately. If a dispute happens, it organizes evidence and drafts a demand letter referencing local statutes and deadlines (not legal advice). This is not a listing marketplace; it’s a risk and documentation layer renters can use alongside Zillow/StreetEasy/etc. Mobile app + web dashboard. Combination traditional + AI (summaries, risk signals, document drafting).
