DiviRent is a web + mobile app that gives small landlords and retail investors a single, realistic view of monthly income from rent and dividends. It connects to brokerage accounts to pull dividend events and to bank accounts to reconcile rent deposits, then categorizes income by property/unit and by security. The app flags missing rent, partial payments, late fees not collected, dividend cuts, and upcoming ex-dividend dates that will change cashflow. It generates plain-English monthly summaries (not accounting jargon), exportable schedules for tax time, and simple “income stability” metrics so users can see how dependent they are on one tenant or one stock. This is not a property management suite; it’s a cashflow truth-teller that focuses on income verification, forecasting, and variance explanations. An AI assistant helps explain anomalies and drafts tenant follow-up messages, but users stay in control of actions and records.
