DocChaser is a web app (with a lightweight mobile companion) that tracks every closing deliverable across buyer, seller, lender, title, and agent—then relentlessly drives completion. It creates a single “closing checklist” from a property address and transaction type, assigns owners, sets due dates, and auto-follows up via email/SMS with secure upload links. The AI layer reads incoming PDFs (paystubs, IDs, HOA docs, payoff letters, insurance binders), extracts key fields, flags mismatches, and marks tasks complete or escalates issues (e.g., name mismatch, expired ID, missing signature page). A shared timeline shows what’s blocking “clear to close” without forcing parties into one portal—most can respond from their inbox. This is not a title search tool; it’s a coordination and document-completeness engine that reduces last-minute scrambles and rescheduling fees.
