EscrowPulse is a web app (with a lightweight mobile companion) that gives buyers, sellers, and agents a single, read-only “source of truth” for closing status across lender, escrow, title, and HOA. Instead of chasing emails and PDFs, the app ingests key milestones (loan conditions, appraisal, title commitment, payoff, HOA docs, insurance, final CD) and turns them into a simple timeline with blockers, owners, and due dates. It supports secure document requests, structured checklists per state, and automated reminders that reduce last-minute surprises. This is a combination app: traditional workflow + AI that extracts dates, names, fees, and missing items from uploaded documents and emails. It’s realistic because it doesn’t try to replace title/escrow systems; it sits on top as a coordination layer that consumers and agents actually want to look at.
