FixTrackr

FixTrackr is a mobile + web app that creates a neutral, time-stamped record of landlord-tenant interactions around repairs, entry notices, and condition issues. Tenants submit maintenance requests with photo/video, structured details, and preferred access windows; landlords respond with clear next steps, vendor scheduling, and status updates. Every message, attachment, and change is automatically logged into an exportable “dispute packet” (PDF) with timestamps, read receipts, and a simple timeline. The app also includes state-specific templates for entry notices, repair acknowledgments, and move-in/move-out condition checklists. It’s not a magic solution: it won’t make bad landlords good or force payment. But it will reduce he-said/she-said arguments, speed up coordination, and help both sides document reasonable behavior without needing a lawyer for routine issues.
