HoldoverIQ is a web app (with optional mobile companion) that predicts “holdover/eviction drag” risk—tenants who are likely to stop paying and remain in the unit for a long time due to local court backlogs and procedural delays. Instead of another generic background-check wrapper, it combines applicant-provided data (income, employment stability, prior addresses) with property location and jurisdiction signals (eviction timeline averages, filing fees, seasonal backlog patterns) to produce a practical risk score and recommended lease safeguards. It also generates a defensible screening summary you can share with owners and keep for compliance audits. This is not magic: it won’t replace credit/criminal checks, and it can’t guarantee outcomes. The value is helping small landlords and PMs avoid the worst-case scenarios—months of nonpayment—by pricing risk correctly (deposit/guarantor requirements) or choosing a different applicant.
