LeaseLens is a web app (with optional mobile companion) that helps coworking and flex-space operators sanity-check leases and vendor contracts before signing. You upload a PDF, and the app extracts key clauses (rent escalations, operating expenses, personal guarantees, termination rights, exclusivity, repair obligations) and flags common “gotchas” with plain-English explanations and a risk score. It also generates a negotiation checklist and suggested redlines you can hand to your attorney, plus reminders for critical dates like renewal windows and rent step-ups. This is not a replacement for legal counsel; it’s a pre-lawyer triage tool that prevents expensive surprises and speeds up review. The product is aimed at small-to-mid operators who can’t afford weeks of back-and-forth or repeated legal bills for every location.
