LeaseMirror is a web + mobile app that creates a lightweight “digital twin” of a commercial space specifically for lease due diligence. Tenants and brokers capture a guided scan (LiDAR/photogrammetry) and attach verifiable evidence: HVAC model/age, electrical panel capacity, ceiling heights, loading access, noise readings, and photos of problem areas. The app outputs a standardized, shareable Space Condition Report and a simple 3D walkthrough that highlights risks and fit-to-use checks (e.g., can your equipment clear the door, can your layout meet egress). It’s not trying to be a full BIM platform—just a fast, repeatable checklist + model that reduces surprises and change orders. Reports can be shared with landlords, contractors, and insurers, with an audit trail of who captured what and when.
