LienLens is a web app (with optional mobile companion) that streamlines high-end property due diligence for penthouses and estates by consolidating title, lien, litigation, HOA, permit, and zoning signals into one risk dashboard. It connects to public records where available, ingests seller-provided documents, and produces a buyer-ready “red flag” report with clear severity scoring and next-step questions for attorneys and title companies. The AI component summarizes dense filings, detects inconsistencies (e.g., mismatched parcel IDs, unresolved permits, boundary disputes), and drafts email checklists for escrow and counsel. This is not a replacement for legal/title work; it’s a faster triage layer that prevents expensive surprises and reduces back-and-forth. Pricing is per-deal with enterprise plans for brokerages and family offices. Realistically, the hardest part is data quality and jurisdiction coverage, so the MVP should focus on a few high-transaction counties and expand gradually.
