LienLens is a web + mobile app that helps buyers, sellers, agents, and small title teams catch “deal-killer” title issues earlier—before the final week of closing. Users enter a property address and upload any available docs (prelim title, payoff statements, HOA info). The app produces a simple risk dashboard: likely lien types, missing releases, HOA/municipal red flags, and a checklist of who must provide what (seller, lender, HOA, county). It also tracks deadlines and nudges the right party for payoffs, releases, and estoppels. This is not a replacement for a title company; it’s an early-warning and coordination layer that reduces last-minute scrambling. Realistically, it succeeds only if it integrates with common workflows and stays conservative about claims—flagging risks, not “clearing” title.
