LienLens helps condo and townhome buyers (and their agents) quickly assess building-level financial and legal risk before making an offer. The app guides users through a structured checklist and document request list (HOA budget, reserve study, insurance, litigation history, special assessments, delinquency rates, meeting minutes). Users upload PDFs and the app extracts key metrics, highlights missing documents, and generates a plain-English risk brief with questions to ask the HOA/management company. It also tracks deadlines during escrow so buyers don’t miss review windows. This is not magic: if the HOA won’t provide documents, the app can’t invent them. But it can make the process faster, more consistent, and less dependent on a buyer’s experience. It’s designed for real-world constraints: messy PDFs, partial disclosures, and time pressure.
