LienLuxe is a web app with companion mobile app for high-net-worth property portfolios that continuously monitors “silent” risk: unpaid contractor bills, expiring permits, code violations, property tax delinquencies, HOA enforcement actions, and insurance lapses. It connects to county/municipal data sources where available, ingests documents from managers and vendors, and uses AI to extract key dates, amounts, and obligations from invoices, permits, and notices. The system creates a single risk timeline per property, pushes alerts to the right party (estate manager, property manager, attorney, CPA), and tracks resolution with an auditable trail. This is not a generic property management suite; it’s a compliance-and-exposure radar for owners who can afford premium service but hate ugly surprises. Expect heavy variability by jurisdiction; the MVP should focus on a few states/counties with reliable data and expand carefully.
