LienPilot

LienPilot is a web app (with optional mobile companion) that helps contractors and subcontractors prepare, send, and track mechanic’s lien notices and filings with fewer mistakes. Users answer a guided questionnaire, upload invoices and contracts, and the app generates state-specific notice templates, deadline reminders, and a filing checklist. It also tracks proof-of-service, delivery receipts, and payment status in one timeline per job. This is a combination traditional + AI app: AI extracts key fields from documents (property address, owner, GC, amounts, dates) and flags missing or risky info, but the user stays in control and approves every output. The app is blunt about limitations: it does not replace a lawyer and will refuse to generate filings when data is inconsistent or the state rules are too ambiguous. Monetization: per-job fee plus optional filing/mail service.
