NoticeNexus is a web app (with optional mobile companion) for small-to-mid landlords and property managers who need eviction and lease-enforcement paperwork done correctly and on time. It provides state/county-specific notice templates (pay-or-quit, cure-or-quit, non-renewal, inspection entry, abandonment, etc.), a guided interview to fill them out, and a deadline tracker that auto-calculates service and cure periods based on jurisdiction rules. It also stores proof-of-service artifacts (photos, certified mail tracking, process server receipts) and creates a clean “court-ready” packet export. This is a combination traditional + AI app: AI helps classify the situation, suggest the right notice type, and flag missing facts, but the product is explicit that it is not a law firm and not legal advice. The goal is fewer procedural errors that cause dismissals, delays, and lost rent.
