OfferShield
OfferShield is a web + mobile app that lets home sellers request instant offers from multiple iBuyer-style buyers while automatically stress-testing each offer’s fine print. It flags the real net proceeds after likely repair deductions, service fees, and closing-cost games, then proposes counter-terms using market comps and local contractor pricing. The app also offers an optional “repair escrow” structure: sellers can pre-authorize a capped repair budget with photo evidence, reducing last-minute renegotiations. This is not a new iBuyer; it’s a seller-side decision and negotiation layer that sits on top of existing instant-offer providers and local investors. The product is brutally transparent: it will often tell sellers an instant offer is a bad deal and recommend listing traditionally if the spread is too large. Monetization: success fee paid by sellers (or referral fees where legal) plus a premium plan for high-volume agents.
