PadAudit

PadAudit is a mobile + web app (traditional + AI) that helps manufactured/mobile home park owners and managers document, track, and fix site (“pad”) compliance and maintenance issues fast. Staff walk a site with a phone, capture photos/video, and the app auto-tags likely issues (skirting damage, tie-down concerns, stairs/handrails, address visibility, lot drainage, debris, utility pedestal hazards). It generates standardized inspection reports, assigns tasks to vendors, and keeps an audit trail for insurers, lenders, and regulators. The product is intentionally boring: it replaces spreadsheets, paper checklists, and “tribal knowledge” with repeatable inspections and evidence. It also stores unit-level history so recurring problems (e.g., chronic drainage) are visible before they become claims or resident disputes. Monetization is per-site per-month with add-ons for vendor coordination and report exports.
