PermitPulse is a web + mobile app (traditional + AI) that helps buyers, agents, and inspectors quickly spot “hidden risk” before an offer or during due diligence. Enter an address and it pulls permit history, open/expired permits, code enforcement cases, and inspection/violation records where available, then summarizes what likely matters: unpermitted additions, repeated plumbing/electrical work, unresolved violations, and time gaps that suggest undocumented remodels. The AI layer converts messy municipal records into a plain-English risk brief, generates questions to ask the seller, and produces a checklist for the on-site inspector to verify. It also flags when data is missing (common) and suggests the next best source (county, city portal, HOA, utility). This doesn’t replace a home inspection; it reduces surprises and helps prioritize what to investigate when timelines are tight.
