PlanTrace

PlanTrace is a web app (with optional mobile companion) for architects, small developers, and planning consultants who waste hours interpreting zoning codes, design guidelines, and municipal checklists scattered across PDFs and web pages. Users upload or link documents, then the app extracts requirements (setbacks, FAR, parking, frontage, landscaping, bike parking, accessibility notes) into a structured, searchable “requirements matrix” tied to a specific site and project type. It flags missing inputs, generates a submission-ready checklist, and tracks changes when cities update documents. It’s an AI-assisted app, but with human-in-the-loop controls: every extracted rule shows the source snippet and page reference, and users can approve/edit before it becomes a requirement. The goal is not to replace planners; it’s to reduce preventable rework, missed requirements, and permit delays caused by sloppy interpretation and poor documentation.
