RentPulse is a web + mobile AI-assisted tenant risk and rent-stability screener for small landlords and property managers who don’t have time to become underwriters. Applicants connect payroll (optional), bank transactions (optional), and provide consented identity details; the app produces a plain-English “rent reliability” report: income consistency, cash-buffer trends, recent overdrafts, employment volatility, and red-flag patterns (e.g., repeated short-term loans). It also generates a compliant, audit-friendly decision trail (what data was used, what rules were applied) to reduce fair-housing and adverse-action mistakes. This is not a magic crystal ball: it won’t replace references, background checks, or local legal advice. But it can quickly surface affordability and stability issues that traditional paystub-only screening misses, helping owners avoid the most common, expensive failure mode: placing a tenant who can’t sustainably pay.
