RepairScope is a web + mobile app (traditional + AI) that converts a home inspection PDF into a negotiation-ready repair scope with realistic cost ranges and contractor-style line items. Buyers and agents upload the report, select priority issues, and generate: (1) a repair request addendum draft, (2) a seller credit vs. repair comparison, and (3) a timeline risk summary (what must be fixed before closing vs. can wait). The AI extracts defects, maps them to standard trade categories, and pulls localized cost ranges using third-party pricing datasets and recent invoice benchmarks (where available). It also flags common “gotchas” that derail deals (roof end-of-life, electrical panel hazards, active leaks) and suggests what evidence to request (photos, permits, receipts). This is not a contractor replacement; it’s a fast, structured starting point to reduce back-and-forth and missed items.
