ScopeGuard is a web + mobile AI-assisted workflow app that standardizes the “scope of work” and evidence trail for residential appraisals. Lenders and AMCs create a structured assignment brief (property type, intended use, required approaches, comp radius rules, adjustments policy, photo requirements). Appraisers accept, complete a guided checklist, and attach comps, photos, and notes in a tamper-evident timeline. When a reconsideration of value (ROV) comes in, ScopeGuard packages a clean audit bundle: what was requested, what was delivered, comp selection rationale, and rule exceptions with timestamps. This doesn’t magically make values higher; it reduces rework, phone-tag, and compliance risk by making expectations explicit and defensible. It’s realistic because it targets process friction and documentation—areas where incumbents are clunky and email-driven—without trying to replace the appraiser’s judgment.
