SubletPulse is a mobile + web app that helps tenants and subletters avoid the most common subletting disasters: non-payment, unauthorized occupants, and messy move-outs. It provides a lightweight “sublet readiness” checklist, a guided workflow to document condition (photo/video with timestamps), and a simple payment-and-deposit schedule tracker. The AI component flags risky patterns in listings and conversations (e.g., inconsistent dates, refusal to verify ID, odd payment requests) and generates a plain-language sublet addendum template based on local norms (not legal advice). It also nudges both parties through key milestones: landlord permission confirmation, utilities handoff, inventory list, and move-out inspection. This isn’t a marketplace; it’s a transaction companion that works even if you found the subletter on Facebook, Craigslist, or through friends.
