SubletShield

SubletShield is a web + mobile app (traditional + AI) that helps tenants and small landlords screen and document sublets without the overhead of a full property manager. It guides both parties through a standardized sublet packet: identity verification, income/employment checks, rental history references, and a simple sublease agreement workflow with e-signatures. The AI component flags risk signals in messages and documents (inconsistencies, altered paystubs, suspicious IDs) and generates a plain-English “risk summary” so non-experts can make a decision. It also includes a move-in condition checklist with timestamped photos to reduce deposit disputes. This is not a marketplace for listings; it’s the “trust layer” that people use after they already found someone via Facebook, Craigslist, or friends. Monetization: per-screening fee or subscription for frequent subletters (students, travel nurses).
