TermMatrix is a web app (with optional mobile companion) that turns messy lease PDFs into a clean, comparable “term sheet” you can actually negotiate. Upload a draft lease, and the app extracts key terms (rent escalations, renewal options, notice windows, fees, maintenance, subletting, early termination, deposit rules) into a standardized table. It then benchmarks those terms against a growing library of anonymized leases by city, property type, and price band to flag what’s unusually risky or expensive. You can generate a landlord-ready counterproposal with plain-language edits and a concise rationale, plus a checklist of questions to ask before signing. This is an AI + traditional app: AI for extraction, normalization, and drafting; traditional workflows for review, versioning, and sharing. It’s realistic: it won’t replace a lawyer, but it will prevent most “I didn’t notice that clause” mistakes.
