TermSheetIQ is a web app (with optional desktop add-in) that helps energy project teams and lenders quickly stress-test and compare project finance term sheets. Users upload a term sheet (PDF/Word) and the app extracts key economics and covenants (DSCR sculpting, reserve accounts, cash waterfall, distribution lockups, change-in-law, curtailment, tax equity interactions). It then flags outliers versus a configurable market benchmark library, highlights hidden value leaks, and generates a clean comparison table across multiple lenders. The tool includes a scenario runner for base/downside cases using simple inputs (PPA price, production, O&M, inflation, debt sizing constraints) to show how terms impact equity IRR and default risk. It’s not a full financial model replacement; it’s a fast “term reality check” that reduces negotiation cycles and prevents expensive misses. Outputs are exportable to Excel and a redline-style issues list for counsel and the deal team.
