TitleTripwire is a web app (with optional mobile companion) that monitors a transaction’s “closing readiness” by continuously checking for common last-mile risks: missing payoff statements, expiring documents, unresolved HOA items, insurance gaps, wire instruction changes, and last-minute lien/recording surprises. Instead of being another checklist, it connects to the tools closers already use (email, shared folders, and e-sign platforms) and turns scattered updates into a single risk timeline with clear owners and due dates. The AI layer classifies inbound emails/attachments, extracts key dates and amounts, and flags anomalies (e.g., payoff not matching expected balance, wire instructions changing after a known safe window). It also generates concise “what changed since yesterday” status notes for agents and lenders. This is not magic: it won’t replace title work, but it can reduce preventable delays and frantic day-of-closing scrambles.
