TurnKeyOps is a web + mobile app for property management companies that run unit turns (move-out to move-in) at scale. It centralizes turn scopes, bids, schedules, photos, and approvals so a manager can run 20+ turns without drowning in texts, emails, and spreadsheets. Vendors get a lightweight mobile workflow: accept jobs, upload before/after photos, log materials, and request change orders with evidence. The system auto-generates a turn timeline, flags blockers (utilities, lockbox, access), and produces an owner-ready report showing days saved and cost variance. It’s a traditional app with AI add-ons: AI reads photos and notes to detect incomplete work (e.g., missed paint touch-ups), estimates progress, and drafts clear owner updates. This is not a full property management suite; it plugs into existing tools and focuses on the most chaotic, expensive operational gap: turns.
