VendorPulse is a mobile + web app for property managers to run maintenance like a tight operations team, not a messy inbox. It centralizes work orders, schedules, and vendor communication, then enforces accountability with check-in/out, photo proof, and time-stamped status updates. The AI layer reads incoming tenant messages and emails, extracts the issue, suggests priority, and drafts a work order with required photos and access notes. It also flags repeat problems (e.g., the same unit leaking every month) and highlights vendors with chronic delays, price creep, or poor documentation. This is not a “marketplace for contractors” (those are crowded and unreliable); it’s a lightweight vendor performance and compliance system that works with the vendors you already use. The goal is fewer emergencies, faster turns, and less time chasing people for updates.
