ZoningLens

ZoningLens is a web app (with optional mobile companion) that turns messy municipal zoning information into a single, defensible parcel-level summary. Users search an address or drop a pin and get: zoning district(s), overlays, allowed uses, key dimensional standards (setbacks, height, FAR/lot coverage), and links to the exact ordinance sections used. It’s not magic—many cities publish inconsistent GIS layers and PDFs—so the product is built around transparency: every output is traceable to a source and shows confidence levels and “missing data” flags. The app also supports quick “what can I build here?” scenarios (e.g., duplex vs. ADU) and exports a one-page zoning memo for lenders, brokers, and early-stage feasibility. The realistic value is speed and reduced rework, not replacing a planner or attorney. Start with a limited set of metros where data quality is good, then expand.
