ZoningLens is a web + mobile AI-assisted app that turns messy zoning codes and parcel data into plain-English, address-specific guidance. A user types an address, and the app pulls parcel boundaries, zoning district, overlays, setbacks, height limits, parking minimums, and allowable uses, then generates a concise “can I do X?” summary with citations to the exact code sections. It also flags common gotchas (historic districts, flood zones, ADU rules, nonconforming use) and provides a checklist of typical approvals (variance, site plan, conditional use) based on local rules. This is not a permit-submission tool; it’s a pre-application clarity tool to reduce wasted design cycles and avoid doomed projects. The product lives or dies on data coverage and trust, so it starts with a few cities/counties where zoning GIS and code text are clean and publicly accessible, then expands market-by-market.
