ZoningPulse

ZoningPulse is a web app (with optional mobile companion) that helps urban designers and planners quickly answer a deceptively hard question: “What can we actually build here?” Users drop a pin or upload a parcel list, and the app pulls zoning text, overlays constraints (setbacks, height limits, FAR, parking minimums, overlays), and outputs a plain-language feasibility summary plus a simple massing envelope. It also generates a shareable “feasibility memo” PDF for internal reviews and client updates. This is a combination traditional + AI app: traditional GIS/rules engines handle deterministic constraints, while AI extracts and normalizes messy ordinance language and flags ambiguities with citations. It won’t replace a zoning attorney; it’s a fast triage tool that reduces early-stage rework and prevents teams from chasing impossible concepts.
