ZoningScout

ZoningScout is a web + mobile app that helps small developers, brokers, and landowners quickly answer the first, most expensive question: “Can I do what I want on this parcel?” Users drop a pin or enter an address and get a plain-English land-use summary: zoning district, allowed/conditional uses, setbacks, height/FAR where available, overlays, flood/wetlands flags, and a checklist of required approvals. It also generates a shareable “due diligence snapshot” PDF with citations back to the source ordinance and GIS layers so it’s defensible. This is not a magical one-click permit app—data is messy—so the product is built around confidence scoring, source links, and a workflow to request human verification from partnered planners/surveyors when the data is incomplete. The goal is to cut early-stage deal risk and time-to-no.
